<h4>Description</h4>
<p>The City of Plymouth wanted to expand its Fire Station located on the corner of Spring and Holbrook Streets in the City’s Old Village Area. The scope of the project was to expand the Fire Equipment Bays by approximately 14 feet in depth by approximately 32 feet wide. DMC was contracted as a General Contractor to do the addition.</p>

<h4>Description</h4>
<p>Detroit Building Authority contracted DMC for conducting Phase I Demolition and Remediation at the for the adaptive reuse conversion of the previous MGM Grand temporary casino into City of Detroit Public Safety Headquarters. The renovated facility will become the administrative headquarters for the Detroit Police Department and the Detroit Fire Department. The project was located at 1300 John C. Lodge, Detroit, MI.</p>
<p>The scope of work included selective demolition of the seven stories building (approximately 438,000 gross Sq. Ft.) including architectural, electrical, mechanical, plumbing, fire system. The scope also included installing temporary lighting and fire-system for future phase of construction. DMC was contracted to remove the existing environmental hazards in the building including Asbestos, PCB’s, etc.</p>
<p>This was a Silver LEED™ project and DMC achieved 75% goal on the project. DMC finished the project on schedule. This project was also mandated by City of Detroit Executive Order 22 and DMC exceeded achieved the set goal for the same.</p>
<p>DMC donated granite, tables, carpet, ceiling tiles, furniture, doors, chairs, tables to several non-profit organizations. The project was finished with no injury and loss of zero man-hours.</p>

<p><span>The <strong>Scope of Work</strong> included:</span></p>
<ul>
<li><b>Demolition of all interior of the 7 storied building including walls, ceiling, floor coverings etc.</b></li>
<li><strong>Deconstruction of Salvageable building components like, Doors, Granite, Countertops, Faucets, Furniture, Ceiling Tiles, Carpet etc. Selective demolition and excavation to replace the supply lines from the main run to the unit (Laundry Room)</strong></li>
<li>Abatement and disposal of hazardous materials including Asbestos and PCB’s</li>
<li>Demolition of all MEP components to the main supply and capping the same for future use.</li>
<li>Providing temporary electrical power outlets and lighting for the construction Phase</li>
</ul>
<h5>Value- Engineering by DMC</h5>
<p>The maximum demolition was to be conducted on the 3rd level which was the main casino level and we needed the freight elevator to move the machines to the floor and debris out from there. The freight elevator was damaged and was under shut down for several weeks. DMC built a temporary ramp to move the machines in and the ramp was also used to transfer the debris to the dumpsters. This helped us to continue the project and finish it on schedule.</p>

<p>The Senior Emergency Home Repair Program provides for emergency-related, health and safety home repair assistance for low-income homeowners, 65 years of age or older and/or physically disabled and 55 years of age or older.</p>
<p>The City of Detroit, Planning and Development Department offers home repair grant opportunities citywide for a limited number of seniors, who reside in Detroit. Applicants must meet low-income guidelines and be owner occupants. The maximum senior emergency repair grant is up to $12,000. Grants are used to correct serious code violations and/or emergency repairs.</p>

			<content:encoded><![CDATA[<p><strong>DMC Group co-sponsored 2011 Minor Home Repair Program organized by City of Detroit, Planning and Development:</strong></p>
<p>In October 2011, DMC co-sponsored 2011 Minor Home Repair program with the City of Detroit Planning and Development Department. Under program eligible senior and low income citizens are eligible for grants from the Federal Government.</p>
<p>The Minor Home Repair Program provides minor housing rehabilitation repairs to help preserve the neighborhoods of the City of Detroit. The Program is designed to correct health and safety conditions, and to eliminate lead-based paint hazards in residential properties owned by low-income homeowners.  Financial assistance is available through a one-time only grant/forgivable loan at no cost to homeowners up to $15,000 per property or a maximum of $24,950, if lead-based paint hazards exist.</p>
<p>Homeowners must apply through a Sponsoring Community Organization that has Community Development Block Grant Funds available for home repairs.  Applications are available October through December of each year through Sponsoring Community Organizations, who must spend their Community Development Block Grant funds awarded through the CDBG/NOF Proposal application process.  To participate in the Program, verification of the following items will be required: (1) proof of income; (2) proof of ownership; (3) proof of property insurance; (4) proof of paid property taxes; (5) proof of occupancy; (6) picture identification; and (7) other information may be required.</p>
<p>Completed applications and supporting documents are submitted by Sponsoring Community Organizations to the City of Detroit for review and approval in order for homeowners to participate in the Minor Home Repair Program. Eligible properties for financial assistance must meet the following requirements: (1) single-family dwellings; (2) located within the targeted boundaries of a Sponsoring Community Organization; and (3) structurally and economically feasible for repairs. Eligible improvements include repairs to roofs, furnaces, plumbing, electrical, structural, porches and lead hazard remediation.</p>

<h4>Description</h4>
<p>Sri Shirdi Saibaba Samasthan (SSSS) had acquired a property in Livonia Michigan. They wanted to do major remodeling to meet their requirements.  This property was earlier fire damaged. There were no existing drawings for the property. The existing structure had a lot of rooms. SSSS wanted to demolish all interior walls and make a large hall for prayer and raise the ceiling on the entire level. They also wanted to build a stage with decorative ceiling and ADA compliant restrooms. The work had to be conducted along with the ongoing-services in the temple. This was a design-build project and DMC was involved in creating the design from concepts. Also, the project included structural work to support the weight of the granite platform and the statue. This was private funded project.</p>

<h4>Description</h4>
<p>Sri Shirdi Saibaba Samasthan (SSSS) had acquired a property in Livonia Michigan. They wanted to do major remodeling to meet their requirements.  This property was earlier fire damaged. There were no existing drawings for the property. The existing structure had a lot of rooms. SSSS wanted to demolish all interior walls and make a large hall for prayer and raise the ceiling on the entire level. They also wanted to build a stage with decorative ceiling and ADA compliant restrooms. The work had to be conducted along with the ongoing-services in the temple. This was a design-build project and DMC was involved in creating the design from concepts. Also, the project included structural work to support the weight of the granite platform and the statue. This was private funded project.</p>

<h4>Description</h4>
<p>Smith Homes subdivision, located in Detroit, MI had 156 twin houses. These houses had a severe problem of water supply lines freezing and damaging the property. This problem was persistent for several years, and Detroit Housing Commission had to spend a lot of money every winter for repairs. DHC has hired CLM Architects to redesign the layout of supply lines to avoid the problem. DMC was the General Contractor retained by Detroit Housing Commission for relocating the supply lines in the subdivision. These units were occupied and hence there was a lot of project management and coordination involved in the project, coordinating with the Residents, Property Manager, Project Manager, Architect, Trades and Building Inspectors. This project was funded by American Recovery and Reinvestment Act Capital Fund Grant (ARRA). DMC was required to provide all reports and certification to meet ARRA Goals.</p>

<li>Insulation of domestic hot &amp; cold water lines</li>
<li>Relocation of HWT- tank, gas piping, flue</li>
<li>Installation of Insulation Systems</li>
<li>Replacement of gypsum wall board- walls &amp; ceilings</li>
<li>Repair/replace of interior elements affected by work</li>
<li>Landscaping- sprinkler system, hydro-seeding, grading etc.</li>
</ul>
<h5>Value- Engineering by DMC</h5>
<p>To install the new supply line, we were required to saw cut a lot of concrete and asphalt and restore back to the original, once the work was done. DMC used <b>“Directional-Boring”</b> instead of saw-cutting the concrete and asphalt and restoring back. This saved a lot of time and project was finished in budget before schedule.</p>
